Thinking About Selling Before the Holidays? September Is the Time to Start
If selling your Seattle home before the end of the year has been sitting somewhere in the back of your mind, September is a good time to turn that thought into an actual plan.
That doesn’t mean putting a sign in the yard tomorrow.
In fact, some of the most important work we do with sellers happens well before a home ever hits the market.
We’ve helped enough Seattle homeowners through this process to know that having a little breathing room makes everything easier. September gives us time to look at the house together, decide what is actually worth doing, coordinate the right people, and build a strategy without making every decision at the last minute.
Start With a Walk-Through, Not a To-Do List
One of the easiest ways to make selling feel overwhelming is to start making a giant list of everything you think needs to be fixed.
Before you repaint every room or finally tackle that project you’ve been avoiding for five years, have your agent walk through the home.
There may be things worth investing in before you sell. There will probably also be things you can leave alone.
We’ve worked with sellers on everything from simple paint and landscaping updates to clean-outs, repairs, vendor coordination, and preparing homes that have been in a family for decades.
The goal isn’t to make your home perfect.
It’s to figure out which improvements will help it show well and which ones probably won’t give you enough return for the time or money involved.
Take Advantage of What’s Left of the Good Weather
September is a great month to tackle exterior projects in Seattle.
Before we get deeper into our rainy season, take a look at:
- Landscaping and overgrown plants
- Gutters and drainage
- Exterior paint touch-ups
- Moss or debris on walkways
- Deck and patio areas
- Fences and gates
- Exterior lighting
- Windows that need cleaning
Curb appeal matters year-round, but it becomes especially important as our days get shorter.
You want buyers arriving at a home that feels cared for before they ever walk through the front door.
Start Editing the Inside
You don’t have to pack up your entire life to sell a home, but you do want buyers to be able to see the space.
September gives you time to slowly work through closets, storage rooms, garages, basements, and those drawers we all pretend aren’t there.
Donate what you don’t need. Pack away things you won’t use for the next few months. Clear off some surfaces.
This is also a good time to start thinking about how each room is being used.
Could that catch-all room become an office?
Would removing one oversized piece of furniture make the living room feel larger?
Could the basement show buyers a more flexible use of the space?
Small decisions can change how someone experiences a home.
Don’t Forget About the Photos
Seattle’s fall light can be beautiful, but daylight becomes more limited as the season moves along.
If you’re planning to sell later this fall, photography and presentation need to be part of the conversation early.
We want the home to feel bright, warm, and inviting online because that’s where most buyers will experience it for the first time.
That may mean adjusting furniture, changing a few light bulbs, opening up sightlines, adding some simple styling, or scheduling photography around the best natural light.
The photos aren’t an afterthought. They’re part of the marketing strategy.
Understand Your Local Market
“How’s the Seattle market?” is a much bigger question than it sounds.
What’s happening with a Craftsman near Green Lake may be very different from what’s happening with a condo downtown or a larger property farther north.
Before deciding when to list, we look at what’s actually happening around your home:
What’s currently for sale?
What recently went pending?
What actually sold?
How long did those homes sit?
Were there price reductions?
What condition were they in?
That information gives us a much better starting point than a broad headline about the Seattle housing market.
Should You Sell This Fall or Wait Until Spring?
Maybe fall is the right window.
Maybe waiting makes more sense.
That’s a conversation worth having before you’ve already spent money preparing the house.
There are buyers looking for homes throughout the year in Seattle. Fall can also mean less competition from other sellers than during the busier spring market.
But your personal timeline matters just as much as seasonality.
Where are you going next? How much preparation does your home need? Are you buying another property? Do you want to be moved before the holidays, or would that make life unnecessarily stressful?
Those answers help shape the strategy.
Our Biggest Advice: Give Yourself Time
A successful sale starts long before listing day.
September gives us a useful window to make decisions thoughtfully, get the right work done, and determine whether selling before the holidays actually makes sense for you.
If selling has crossed your mind, you don’t need to have everything figured out before calling us.
That’s what the first conversation is for.
We’ll walk through the house, talk about what we’d do, what we’d skip, what the current market looks like in your neighborhood, and what kind of timeline would make sense.
Then you can decide what comes next.
